A window lock is what keeps your home insurance valid

Almost every UK home insurance policy has the same clause buried on page 14: “All ground-floor and easily accessible windows must be fitted with key-operated locks.” Miss one, and a burglary claim can be denied outright — even if the intruder came in through a different window.

We fit key-operated window locks across South London in a day. The survey takes 15 minutes: we walk the elevations, note which windows are ground-floor, easily accessible (drainpipe, flat roof, bin store, extension), and which frame type each one is — uPVC, timber, aluminium. Then we quote one fixed price for the lot.

This isn't a premium-lock upsell. A key-operated window lock on a standard uPVC casement is about as minimal as UK security gets. What matters is which windows, how many, and what standard. Get that right and your insurer can't refuse. Get it wrong and you're paying your premium for nothing.

Most London burglaries — roughly one in three according to Metropolitan Police data — enter through windows, not doors. The overwhelming majority of those are through unlocked or un-lockable windows. Every window has a lock pattern it was designed for. Fitting the wrong unit — or bolting something on that doesn't match — gets you a seized window, voided warranty, or worse: your insurer refusing your next claim.

uPVC Casement

Modern hinged window that swings outward. The handle drives an espag (espagnolette) rod with shootbolts top and bottom.

Timber Sliding Sash

Victorian/Edwardian terraces. Two sashes that slide vertically — the upper sash drops, the lower rises. Weakness: the meeting-rail gap where burglars lift the lower sash.

uPVC Tilt-and-Turn

Do I legally need window locks in the UK?
There is no legal requirement, but almost every UK home insurance policy requires key-operated window locks on all ground-floor and easily accessible upper-floor windows. Fit them and you meet the terms; skip them and an insurer can refuse a burglary claim. We give you a written spec sheet listing each window fitted and the lock model used.
What is BS 7950 and does my lock need it?
BS 7950 is the British Standard for window security — it covers the window itself and the locking hardware. Most mainstream insurers accept any key-operated lock from a recognised manufacturer (ERA, Yale, Avocet, MACO). If your policy specifies BS 7950 or PAS 24, we use rated units. We confirm which tier your policy needs on the survey.
Can window locks be fitted to uPVC, aluminium and timber?
Yes — we fit to all three. uPVC casement and tilt-turn typically need a shootbolt or espag replacement; aluminium frames need slim-profile lock units; timber casements and sliding sash windows take screw-on sash stops, fitch locks or key-operated catches. We survey the frame material before quoting.
How many window locks do I need?
UK insurers typically require a key-operated lock on every ground-floor window plus any upper-floor window accessible from a flat roof, drainpipe, bin store or extension roof. A standard three-bed London terrace usually needs 6–10 locks. We include a full house survey free before we quote.
Do window locks weaken the frame or affect double glazing?
No. Every lock we fit screws into the frame's reinforced sections, not the glass unit or the sealing gasket. uPVC shootbolt upgrades replace existing hardware in the same mortise — no new holes through the seal. Your window stays double-glazed, weather-tight and covered by any existing guarantee.
Can I fit window locks myself?
Screw-on sash stops and fitch locks on timber windows are DIY-friendly. uPVC shootbolt replacements, tilt-and-turn mechanisms and aluminium narrow-style locks need a locksmith — wrong-sized gearbox or mis-aligned keeps will let the window sag, jam or whistle in wind. Our fit fee includes survey, measure, supply and 12-month warranty.
Are all my existing window keys compatible?
Most ERA and Yale window locks key-alike within a range so one key opens every lock in the house — we match your existing keyway where possible. When fitting new locks across all windows, we supply 2 keys per lock plus 1 master as standard.
What about fire egress from upper-floor bedrooms?
Bedrooms need lockable but easy-to-release windows. We fit locks that can be unlocked from inside without a tool in under 5 seconds — a key kept near the window on a hook (out of letterbox/arm reach) is the standard fire-safety compromise. We walk every household member through release on fit day.
How much does window lock fitting cost?
From £180 for a standard single-window fit (labour + unit). Whole-house packages typically land £280–£450 for 6–10 windows depending on frame type and lock grade. We give a fixed written quote before drilling anything. Period sash, aluminium slim-profile and Crittall steel are quoted individually.
